Daughter’s Long Search For First Home Nailed

First Home
A lovely woman got in touch about her daughter who was in her twenties and had been searching for ages trying to find her first time home. She could see her daughter needed the reassurance of someone older who knew the score and who had her best interests at heart. We not only found her a beautiful flat, one better than she thought possible and at a large discount, but also secured completion despite difficult sellers.
The Dilemma
Her daughter was charming, trendy and completely switched on but was nervous of the whole buying process and had spent a lot of time trapped in traipsing around unsuitable properties, being disillusioned and then giving up for a spell before trying again and repeating the cycle. She couldn’t see a future where she actually found a great flat that ticked all the boxes and was getting confused by the expanse of choice and price range.
How LPM Helped
Initially she wasn’t sure where she wanted to live. She knew she wanted a change from her existing patch but we needed to get out and show her various properties in quite a few and quite different locations to help gauge where really felt right. She also asked we hunt at a price point lower than she could extend to and, unsurprisingly, was disappointed with what was available. We had numerous outings to give her a strong feeling for each area, so she could decide which would best suit her and brought in higher priced properties to illustrate the likely cost of those that had the features and size we knew she really wanted. With openness and perseverance, we continued to explore and demonstrate options and found Brook Green was just the place.
We found the perfect flat for her and successfully negotiated her offer well under the asking price but then found the sellers to be very stressed due to their own buying difficulties and private situation. We buffered the negativity and persevered by keeping their agent informed of all our progress and relayed a calm response when pushed on points.
Despite a few tricky moments with the seller, we provided calm support and regular updates and got there in the end with little stress to our client.
Delighted at buying for less than she thought possible for the features she wanted in a super location, we handed the keys to an excited young lady, eager to get decorating and furnishing her new first-time home.
