2019 has, rather surprisingly, seen one of the busiest starts to a year we can remember. We have been contacted and instructed by a range of different buyers; a Fulham family wanting to upsize in Putney, a professional wanting a 2 bedroom flat in Chelsea, a Spanish family currently living in Brussels and moving back to London (yes, moving back!) wanting a large family home in either Fulham or Clapham, an American/English couple living abroad wanting a London home to spend the Summer months in in Prime Central, an American business man wanting a London base and investment for the weeks he is here on business and a Suffolk family wanting a flat for their three children.

We have really enjoyed being busy again and working in varying parts of London. The uncertainty, of course remains, but the market is active and properties correctly priced are going fast. The amount of properties coming on the market are much lower than pre-Brexit negotiations and this has held pricing surprisingly strong with sellers, certainly in Prime Central, having fewer competitors. We have been asked for sealed bids on behalf of one client and for asking prices, or very near, for others. Having said that, in the main, it still does remain a buyer’s market with some good discounts on offer.

In this newsletter we wanted to discuss “tenure” – leasehold versus share of freehold. Is one better than the other and what exactly do the terms mean? We then focus on the sport of running in appreciation of those tackling the London Marathon at the end of next month and highlight some of our favourite properties near the city’s best running routes. London Property Match’s Sarah Dixon will be amongst them running in aid of MQ Transforming Mental Health. Lastly, with the Easter holidays fast approaching we showcase some of the activities that are taking place in London this Easter for children.
